Bella Vista BnB is currently closed as the main house is getting a renovation and addition. The pool is also getting a major upgrade which includes a pool house cabana. We expect the guest house to reopen for business in 2024. Thanks for your patience!

Beautiful guest house with open floor plan and loft area. Has a kitchenette, dining table and remote controlled fireplace. Breathtaking views and seasonal use of pool. 7.8 miles to James Madison's Montpelier, 36 minutes to Charlottesville's Downtown Mall, 15 minutes to Orange, 16 minutes to Gordonsville, 34 minutes to Culpeper.

The Property
Beautiful 246 acre working farm with two rescue Thoroughbred horses, one rescue Quarterhorse, one rescue Appaloosa, on rescue Paint here, two trail riding Appaloosas, two mini-horses, four mini-donkeys, 65 chickens, 2 Sebastopol geese, two Indian runner ducks, two Pekin ducks, seven cats and one dog. Farm tours can be scheduled in advance upon availability for $12 an adult per hour, $8 per child (no children under 6). Hiking and Rapidan river access available with permission.

“Breathtaking setting. Pictures don’t do it justice. Updated, clean and comfortable amenities, great tub/shower. Lots of space for our little family to run and play outside while being warm inside the house. Gas fireplace inside, wood fireplace outside on the porch. Epic sunrise views and a great place for relaxation. The grounds are impeccable. There is no stovetop or oven, but there is a nice gas grill for use outdoors and a small mini-fridge for storing essentials. There is also a sink, microwave, electric kettle and toaster for small needs. There were thoughtful local items included for a quick breakfast. We did not feel like we were lacking anything. The location is a picturesque country setting with beautiful landscaping, gardens, farm with adorable animals and chickens included, and rolling hills. It is a just a little over half and hour to downtown Charlottesville. We loved the location. Barbara was a very wonderful host. She was very effective in communicating, quick to respond, and extremely kind and generous. She took us around her farm and our girls loved all the animals. Barbara takes a lot of care and pride in her property and it shows. We will definitely be back. Thanks again for the wonderful stay!”
